From concept to completion, the process of design and construction is a series of decision making activities. It is a continual process of studying, investigating, and analyzing various options.

The Design Build Process for Modular Homes

Planning the Project
  • Initial Consultation: This is the “getting to know you” opportunity to introduce ourselves, listen to your ideas, discuss various possibilities, review budget requirements, and describe the services we offer to provide a complete design and construction project.
  • At our next meeting, we will present our design/build proposal for the project and review it with you.
Schematic and Preliminary Plans
  • Design Development: Upon approval, we proceed with the design process to develop the preliminary plan and architectural style of your new home.
  • There are a wide variety of options to be considered. We guide you through this.
Construction Drawings
  • Once final design development specifications are approved, we prepare construction documents required for construction permit application.
  • Upon approval of the contract for construction, TDA files for permits.
Modular Production
  • When permits are received, a production order is released to the modular manufacturer for construction of your home.
Construction
  • During modular production, TDA completes required site improvements and foundation installation to prepare for modular delivery.
Installation and Completion
  • When the house is delivered and set on the foundation, we begin the finishing process.
  • Finish work typically takes 12-16 weeks to complete with all inspections required to receive a Certificate of Occupancy.

Regular inspections and maintenance are vital in protecting your investment and preventing costly future expenses. TDA’s maintenance programs are cost-effective and affordable. Perfect when you don’t have the time or expertise to properly do it yourself.

The Process:
  • A comprehensive inspection and property analysis will evaluate deficiencies and defects in areas such as site drainage and grading, exterior surfaces and weather protection (including roofing, siding, masonry, and stucco), structural components, interior finishes, doors, windows, hardware, and all mechanical, electrical and plumbing systems.
  • A detailed and informative Property Report is prepared by our professionally trained inspectors summarizing the results of hundreds of inspection items. This report highlights the most immediate concerns, identifies items for preventive maintenance, and notes minor and cosmetic items that may require attention.
  • Proposal of a customized detection and maintenance plan is presented to fit your needs and budget.

FAQ's

How complete is a modular house when it is delivered to my site?

Your house will be delivered to your site nearly move-in ready, with most of the fixtures and finishes completed. It arrives with all windows and doors installed, along with the cabinets, plumbing and light fixtures, moldings, specialty items and in some cases counters and tile. All painted surfaces are primed and ready for final coats. All stain grade material is either delivered finished or clear, ready for stain. Solid surface counters, hardwood flooring, most tile and exterior siding are installed on site.

How much can I customize my home?

As much as you’d like. Your home can be entirely custom designed to not only incorporate the architectural style of your dreams with an interior plan that complements your lifestyle needs. Virtually any available building product, material, fixture or finish can be built into your custom modular home.

Can I order my modular home with custom cabinets?

Absolutely. We offer various options for custom cabinet installations, not only for kitchens and baths, but also custom millwork for entertainment systems, bars, storage, shelving, and closet systems as well.

Will my modular home have a warranty?

Yes. Your modular home comes with a 2/10 year home warranty provided through Residential Warranty Company as required in the State of New Jersey, providing limited coverage of major mechanical and structural systems. Please refer to the RWC Warranty booklet for details which we will provide upon request.

Can you assist me with financing and locating a lot?

Yes. We are associated with financial and real estate professionals who are qualified to assist you. Please contact us for further information.

How long will it take?

Within 6 to 8 weeks of placing the production order, your home will be ready for delivery to the site. Setting your home on the foundation typically is completed within 1-3 days depending on the size of the home. Once the house is secured to the foundation, 12 to 16 weeks is typically required to complete on site construction and obtain a Certificate of Occupancy.
